🏡 HOUSTON MARKET UPDATE | JULY 2026
According to the latest Houston Association of REALTORS® market report, the Greater Houston housing market continued to show signs of becoming more balanced in July:
📈 8,340 single-family homes sold — up 1.6% from last July
💰 $340,000 median sales price — up just 0.6%
🏠 $440,816 average sales price — up 1.9%
📋 Inventory reached 5.5 months
✍️ Pending sales increased 2.6%
💵 Total dollar volume topped $4.1 BILLION — up 3.4%
HAR reports that the number of active single-family listings reached a record high in July. Yet sales and pending contracts both increased — suggesting that buyers are still very much in the market, they're simply able to be more selective. While most home sales saw minor increases from 2025, the biggest increase in sales were in the homes priced in the $1 million and up, with the number of closed sales increasing by over 9% from 2025.
For buyers: More inventory can mean more choices, more negotiating room and less pressure to make a rushed decision.
For sellers: Buyers are out there, but with more homes competing for their attention, pricing, presentation and marketing matter more than ever.
